When you pay a deposit, you are confirming a booking with Bodhi Cottages, according to the following booking conditions.

Please note that any breakages, damage or theft of any contents of the cottage will be charged immediately, to you credit card.

  • A deposit of 50% of the full tariff is required to secure your booking and this is non-refundable.
  • The balance of the rental amount must be received within 7 days, prior to occupancy. If not, the owner has the right to cancel the booking and attempt to re-let it.
  • If you need to cancel and the cottage can be re-let, for the period of the cancellation, or otherwise at the discretion of Bodhi Cottages, the balance of the deposit will be returned to you, less a $25 administration fee.

To maintain a good standard for our guests, we require certain conditions of cleanliness to be complied with. We appreciate that most quests will fully respect our property, but the occasional abuse, requires that we state the following conditions.

  • The cottage is to be left, in a satisfactory clean and tidy state. This includes all cooking wear and dishes to be washed and the BBQ to be cleaned, if this has been used.  In the event of excessive cleaning requirements, an extra cleaning fee will be charged immediately, to your credit card.
  • Any damage, breakage, or loss of furniture, furnishings, equipment, locks or keys is to be reported immediately and paid for at cost, other than acceptable wear and tear.
  • The number of guests must not exceed, the number stated on the accommodation offer. Additional fees will apply for extra guests, not notified to Bodhi Cottages, in advance and will be charged, immediately to your credit card.
  • Pets are not permitted.
  • Bodhi Cottages is a non-smoking establishment. Smoking inside is not permitted.
  • Parties and Functions are strictly prohibited. The price charged for your stay is for domestic use only and not commercial. Accordingly, this rate does not allow for the extra wear, associated with functions, in terms of cleaning, garbage removal, wear and tear, repairs etc. Use, contrary to this, will result in an additional charge, taken immediately, from your credit card.

Bodhi Cottages has sole responsibility to deliver the accommodation booking, as your payment has been confirmed for.

  • Bodhi Cottages will make every effort to ensure the property is available, as booked. However, the operators reserve the right to make alterations to bookings, due to unforseen circumstances. If Bodhi Cottages is not able to accommodate you as advised, reasonable efforts will be made to help you secure alternative accommodation.
  • The outside hot tub at Mountaintop Villa is regularly attended to and maintained. Kindly be aware, that there may be circumstances, which are out of our control, when the hot tub is not available for guest use; i.e. waiting for parts to be delivered and/or waiting for a professional repairman to work on the spa. Please be assured, that we will continue to endeavour to get the spa repaired promptly, for our guests enjoyment, but we cannot guarantee, that it will always be available. We apologize for any inconvenience, if the spa is not available during your stay.
  • Bodhi Cottages may apply additional terms and conditions by communicating these to you, by email or other means, prior to you paying the balance.
  • Bodhi Cottages takes no responsibility for your personal property, left on the premises.
  • You must be 18 years or over and agree to take full responsibility for the temporary rental, of the property.
  • Furniture, fixtures and fittings are not to be altered or moved between rooms.
